Anniversary inspections are done 45 to 60 days prior to the termination date of a builder’s warranty. Builders are required to insure their work for a full year so during that time a new home buyer can summit claims for any faulty work. These inspections cover such items as the roof condition, the foundation, framing, drainage, driveways and other impervious surfaces, heating and air conditioning function, garage door operating systems, electrical, smoke detector, and carbon monoxide detector systems as well as operation of all plumbing fittings and fixtures. Safety Inspections

Environmental Hazards
Environmental Hazards inspections alert you, to the extent possible, to unknown problems and potential environmental hazards in your current or potential home. Just because some of these hazards are invisible doesn’t mean they call for less vigilance on your part. Ours is a non-invasive visual inspection of your property. We perform Radon testing using electronic monitors that can be read on-site and the results later downloaded and e-mailed. Lead paint and asbestos samples can be taken and delivered to certified laboratories for testing. Mold testing is completed using air samples in accordance with protocol, swab testing,, tape lifts and bulk sampling. |
